ESSENTIAL LISTED BUILDING PLANNING RESOURCES

Before starting any work, check the official national register. Search the Historic England List by address to find the specific listing entry for your property, including its grade and the features considered to be of special interest.

Listed Building Consent is required for any works that would affect the character of a listed building. This applies to both internal and external alterations, regardless of whether they would normally require planning permission. A dedicated guide to this topic is coming soon on our blog.

Window replacement in a listed building almost always requires Listed Building Consent, even on a like-for-like basis. The key considerations are the impact on the building’s historic appearance, the materials used, and the method of operation.

A typical LBC application requires a site location plan, existing and proposed drawings, a design and access statement, and a heritage statement explaining why the proposed works are appropriate for the building’s character and significance. Your local authority may have additional requirements.

No, they are separate consents, though they are often submitted simultaneously and assessed by the same officer. Both may be required for the same project. Carrying out works that require LBC without obtaining it is a criminal offence, regardless of whether planning permission has been granted.
